The revised market values for land registration will come into force in both urban and rural areas across Andhra Pradesh from February 1 (Saturday), 2025, according to R.P. Sisodia, Special Chief Secretary, Revenue Department.
The revised market values were prepared based on the Andhra Pradesh Market Value Guidelines Rules, 1998, Mr. Sisodia told The Hindu on Friday.
He instructed the Commissioner and Inspector General, Registrations and Stamps, to implement the revised market values in urban and rural areas and also structure values in the State with effect from February 1.
The Inspector General, Stamps & Registration, Hari Narayanan told The Hindu that they had rationalised the market values of the lands, which resulted in the values increasing in some areas, and decreasing in some places. The existing market value of lands remained unchanged at 68 villages. At 158 villages, the government reduced the market values which were found to be on the higher side. The land values were increased in the remaining parts of the State.
The government rationalised market values based on the location, development activities and other parameters and the values differed from place to place, he added.
Benefits
The new market values would help people in getting higher loans from banks by reflecting the true value of the lands and also boost land registrations. On the other hand, the government would get more revenue, which would in turn be spent for public purposes. Bankers could also arrive at the right value of the lands after this exercise, Mr. Hari Narayanan claimed.
Reacting to the last minute rush at all the registration offices across the State on Friday, a day before the revised market values come into force, Mr. Hari Narayanan said they were expecting at least 10,000 registrations on the day. However, the exact number of registrations would be known only a day later, he added.
